Today, Trevor embarrassed himself by claiming that there were new Covenants/ByLaws. Has he ever read either of these? Does he have any understanding of the HOA, and the HOA Board of which he claims to be the President? From my experience with him, and Jeff, on the HOA Board in 2019, they had no idea which document was which, what they said, what they meant, and where they were applicable. (Trevor went so far as to say tat the 2015 Handbook did not have any legal standing because it had not been signed by a 'Supreme Court Judge'.)
There are no new Covenants or ByLaws. That would require a vast majority of the HOA members (all of them, not just in good standing, and not just at a meeting as this vote would be sent to all HOA members for a vote requiring a much more than 51% yes to pass). There are, equally, no new Design Standards. That would require a 2/3 positive vote from a properly constituted ARB, acting within the actual Covenants and ByLaws in their procedures; and then the Board would have to have a properly conducted and recorded vote to pass the new Design Standards. (Finding a document that there is no evidence was ever properly conceived, voted on, and freely distributed from that moment, rather than the document that has been the only Design Standard freely distributed, is not the same as following the proper procedure.)

I am not going to respond to Trevor, but as putative HOA Board President, he appears to not understand the difference between the Covenants, the ByLaws and the Design Standards. I know Jeff (and Bob when he was on the Board) had no clue as to the relevant application of each document, but maybe the lawyer could set him straight.
His ignorance is embarrassing to those of who have read and understand these documents, but perhaps this ignorance is the reason that the current Board are in violation of all three documents.
The sooner December rolls around, and the clowns who have been ruling the HOA and the HOA Board as their own personal fiefdoms can be replaced by HOA members who have the good of the entire community as their guiding principles. Trevor, Mark, Ashley and whoever might be voted onto the Board to replace Megan have to step down as their terms are up - no quibbling and no substitutions. Erica, or whoever replaces her, Sabrina and Jeff do not have to step down, although Jeff should have stepped away from the Board after his appalling rants on the official Lake Shore HOA FB Group a couple weeks, his rants in his role as HOA Board President.
